How To Manage Your Debt or Loans

It takes a good businessman (or businesswoman for the feminists out there) to manage their finances properly, and to take the cash at their disposal and get the best return for it. We hear stories about these kinds of people all the time. It takes a truly gifted businessman, however, to make the most of what they don’t have, and to make money off the cash that is not at their disposal. The stories of these people are the ones that the mainstream media doesn’t cover.

What do I mean by making the most of what you don’t have? Debt management and making money off your debt, and while I am a fierce opponent of racking up credit card debt because of the gateway I believe it creates, I still understand and value the power of making debt work in your favour, and basically, making the most of what you don’t have.

Interest Reduction

The first, and probably most obvious, part of debt management is to juggle it to lower the interest rates on your loans. This can help you pay off your loan in a less amount of time, and therefore also help you save thousands on your loan. Just like a bad commercial, however, there’s that “But wait! Buy now and get..” moment here too. So not only do repay your loan faster and cheaper, but doing so can also substantially increase your credit rating, and help you get a loan easier and for a lower interest rate in the future.

The way this works, is that you go loan hunting, looking specifically for a lower interest rate than whatever you’re paying right now. Once you find the best deal, you shift your entire debt from the loan with the high interest into the loan with the lower interest rate. Now you just pocket the savings. So if, for example, company A charges you 5.5% for a loan, and company B can offer you the same loan for a lower 4.0%, you’ve just saved 1.5% per year on that loan!

Investment Debt

This is the kind of good debt you’re always hearing about. Investment debt is basically finding someone to give you a loan for a lower interest rate than what you can make from your business or a business opportunity. This is great for online businesses because a lot of them, if managed correctly, grow exponentially, and in a world of single-digit loan rates, you’re going to make some big money.

When you do start to acquire some debt to invest, you want to first calculate your rate of return. I don’t want to make this a financial 101 class, so I’ll just simplify it and say a rate of return is basically how much you make back on your money per year in % (percent)format. Then you just have to go out and find a loan with a interest rate that is less than your rate of return, and invest the borrowed money alongside your own.

One thing that is vital to understand is that, while you may be making a smaller percentage of profit on the borrowed money, you will make more overall because you are basically making a profit on money you never had. So if Jack had $10,000 to put into a business that paid him 15% return, and he borrowed an additional $10,000, he would make 6% on $20,000 instead of $10,000. Sure, he’ll make less on the additional 10 grand because he will have to pay interest, but the fact that he’s making more overall should be enough to entice him.

Banking It

This is the final, less common, form of good debt. It’s when you take debt from a loan, and then put it into the bank so they can pay you. This only makes you money if the bank is paying you more than you are paying the creditor in interest. The reason this isn’t so common is because most banks are offering approximately the same, if not the exact same, rate for you to keep your money in their vault. They have to make a profit, so they will almost always charge a higher rate on loans then what they pay for deposits.

If you have a good credit rating, however, most banks will be willing to give you an introductory low rate. This can be for a short amount of time, like 1 or 2 months, or for a long time, such as 2 years. What you do is take the loan, put it into a high-interest savings account, and profit off the difference. When the time to pay up comes around, you just take out what you need and pay them back. The rest is yours to keep.

So that’s how I think you can make the most of what you don’t have. As with all things financial, however, I stress the importance of you researching what you’re doing and thinking it over. The last thing I would want to do was hear about someone harming their finances because they tried one of these strategies and failed. These can, and do work, if used correctly. Search Engine Optimization with PicApp

As you know, search engine optimization can play a major role in the success of your website or blog. You want to rank well in the search engines for your target keywords and keyword phrases, but how can using images from PicApp help?

Sifting through the official PicApp blog, you can read a post on exactly this topic. More specifically, the PicApp team says that using their images can be like using “a real SEO steroid.”

That’s because each of the images that you embed from PicApp come preloaded with “in-depth and professional metadata and captions.” As you know, having an SEO-friendly file name, along with good “alt” and “title” text can go a long way in helping Google understand exactly which keywords it should associate with your image.

Important things to be considered in SEO

Good SEO depends on several factors in your website, but when you usually think of SEO, you probably think of dealing with content and inward links. But did you know that there are several ways to improve your traffic and SEO by changing your code? Increasing traffic and rankings in code depends on three factors:

* Semantics – It’s been debated, but it seems Google gives higher rankings to validated sites, plus there’s less chance for major errors that can cause browser rendering or download issues that could turn visitors off.
* Download times – Users don’t leave your site because it’s taking 20 minutes to download-plus it’s easier for search engines to spider.
* Keywords – Just like regular SEO, it’s important to get those pertinent keywords into your code for good rankings.

Let’s take a look at how you can use all three of these to easily improve your site’s code, traffic and even your SEO rankings.
1) Validation and Semantics

Validating your website and using proper semantics are important in several ways, but let’s just focus on the SEO issue. When you follow W3C standards to validate your site (I use XHTML 1.0 Strict) and you use proper semantics, like cutting down on classes and IDS, using selectors and properly naming elements – there are several traffic benefits you can get:

* Shorter Code – Shorter code means faster download times.
* Better ranking – You’ll already get a slight increase in rankings from a validated site, without even taking content into consideration.

2) Link Title & Alt Tags

Link title and alt tags are used for both accessibility standards and to boost your SEO through keywords. You should have a title tag on every link describing what the link is, but also adding a few keywords into it. For example, a link to FreelanceFolder’s index page could have a title of “Home of FreelanceFolder freelancing web articles and blog” or whatever keywords you’re trying to target on your site. The same goes for alt tags on images. You’re required to have them for validation (#1) anyways, so make sure you put some good keywords in them.
3) Site Title Tags

Website title tags are the tags you see in the browser tabs, or top of your browser window. These are weighed pretty heavily by Google, so make sure you have the most important keywords, as well as unique titles on each page.
4) Replace Flash with jQuery

Flash websites are pretty much ignored by Google. Unless you’re a big name company who doesn’t need rankings to get traffic, this can be a death sentence. However, if you replace your flash with jQuery, not only will your content now be read by search engines, but ALL the content inside your jQuery will count, whether the user can see all of it at one time or not. This is very useful for people who use jQuery tabs to switch between large blocks of content.
5) Optimize JS & CSS Files

Optimizing your files can greatly reduce your download times and server load. There are several free optimizers on the web, like JSO. Your JS should also be broken up to multiple files, so each page isn’t loading a bunch of script it isn’t using.
6) Link to Google’s jQuery Library

This also reduces load on your server, making for faster download times. Google’s jQuery library is also optimized and smaller than the normal jQuery library.
7) Fix Broken Links & JS Errors

Not having someone’s browser attempt to load files and scripts that aren’t there speeds up their download times.
8) Header Tags

As important as website title tags, header tags are also a great place to add keywords. Headers should be used sequentially. Therefor, your tag should probably be the website name or section name, should be the page name, and should be a subheading or subsection name.
9) Optimize Your PHP

There are several ways to optimize PHP specifically to speed up download times:

* Variables – Declare variables outside of the loop, so its declared once and not repeated.
* Functions – Pass variables by reference to functions, instead of passing copies.
* File pointers – Always close these!

10) Use htaccess Files

Use htaccess files to change the names of your pages (especially if you’re using PHP variables like I do) to rename pages. Include important keywords separated by dashes. You can also use them to redirect users to another page, in case they bookmarked an old page that no longer exists. SEO is Not Just Keywords

Good SEO depends on a variety of things, not just keywords and links. While changing your code won’t really help a site with little or bad content, it can be a great boost to a site or blog just starting out.
